Meet the advisers.

What our advisers see
Price per m², Q3 2026.
Median achieved prices from our own completions and partner agencies, rounded. Rents are yearly.
Eko Atlantic overtakes Banana Island per m²
New towers price by the square metre and quote in dollars. Buyers are paying for 24h power and flood defence more than for land.
Lekki Phase 1 is the value belt
Up 19% on a year, yet still under half of Ikoyi per m². Streets closer to Admiralty Way flood in July; inspect then.
Abuja rents steady, sales thin
Maitama and Asokoro trade slowly. Most stock is let to embassies and oil firms on 2-year terms.
Band A matters more than finish
Homes on Band A feeders sold 7–9% faster than similar homes relying on estate diesel.
In their words.
Fictional These testimonials are invented for this demo.
“We bought from London without flying in twice. Adaeze sent the C of O search result before we had even asked for it.”
“They told me my asking price was ₦60m too high, and why. It sold in five weeks at the new figure.”
“The move-in breakdown matched the invoice to the naira. First agent I’ve seen do that.”
Frequently asked.
If yours is not here, any adviser will answer within a working day.
What does “title-checked” actually mean?
Before a home is listed, our legal partner searches the Lands Registry (Lagos) or AGIS (Abuja) for the C of O or Governor’s Consent, confirms the registered survey plan against the plot, and checks that the deed chain ends with the seller. Each listing shows which of these we have seen and which are still pending.
Why is the agency fee 5% when I buy but 10% when I rent?
Those are the usual Lagos rates. On sales, 5% of the price goes to the agent and a further 5% or so to the lawyer who perfects your title. On yearly lets, the agency and agreement fees are each about 10% of one year’s rent, paid once.
Can I pay in dollars or pounds?
Some Eko Atlantic developers accept USD. Everything else settles in naira. The currency toggle shows indicative conversions only (₦1,560 = $1, ₦2,080 = £1); your bank’s rate on the day will differ.
How honest are the flood and power notes?
They come from our advisers’ visits in the rainy season and from the feeder band on recent electricity bills. We would rather lose a viewing than have you find out in July.
Do you do video viewings for diaspora buyers?
Yes. Choose “Video walk-through” when booking and an adviser will call you from the property on WhatsApp video, tape measure in hand.
How long does a Governor’s Consent take?
In Lagos, currently 3 to 6 months after filing. You can take possession before it is granted, but your lawyer should hold the purchase funds in escrow until the deed is signed.
