Lagos tenancy basics
The short version of rules renters ask us about most. Written in plain words, based on the Lagos State Tenancy Law 2011.
Max upfront for a new tenant
A landlord shouldn't demand or accept more than one year's rent in advance from a new tenant for a residential home. For a sitting tenant on a yearly deal, it's six months.
Get a receipt for every payment
Rent, caution deposit, agency and agreement fees: ask for a written receipt each time. Kọ́kọ́rọ́ issues one automatically for every payment made through the platform.
How much notice you get
| Tenancy at will / weekly | 1 week |
| Monthly | 1 month |
| Quarterly / half-yearly | 3 months |
| Yearly | 6 months |
Unless your agreement says otherwise. After notice ends, a further 7-day "intention to recover possession" notice comes first.
It's refundable
The caution (security) deposit covers damage beyond fair wear. Photograph the flat on move-in; our inspection report does it for you and both sides sign.
No self-help
Changing locks, removing the roof or cutting off power and water to force you out is not a lawful eviction. Possession is recovered through the court.
Quiet enjoyment
You're entitled to use your home without unreasonable interference. Landlord visits for repairs or inspection should be at reasonable times, with notice.
Questions renters ask
What does "verified landlord" actually mean?
We've matched their NIN to a government ID, checked a title document or letter of authority for the property, and visited it in person. Tenant reviews only come from people who paid rent through Kọ́kọ́rọ́ or uploaded a past receipt.
How does the Kọ́kọ́rọ́ Rent Plan work?
We pay your landlord the full year upfront; you pay us monthly. At move-in you pay the first month, the caution deposit and the agreement fee. The plan adds a flat 8% to the year's rent, shown in the calculator before you commit. Approval depends on verified income.
Do I pay to inspect a home?
No. Inspection is free, in person or by live video. If anyone asks for an "inspection fee" on a Kọ́kọ́rọ́ listing, report it and we'll act within one working day.
Why do you show flooding and road conditions?
Because you'll find out in July anyway. Landlords confirm these facts, and past tenants can flag them in reviews. If something's wrong, tell us and we'll re-check.
What documents do I need to apply?
A government ID (NIN slip, passport or driver's licence), a work letter or recent payslips, and a guarantor letter. Self-employed? A CAC certificate and six months' bank statements work instead of a work letter.
I live abroad. Can I rent for a family member?
Yes. Switch prices to $ or £ at the top (indicative rates only), book a video inspection, and pay by card. The tenancy agreement names the occupant and you as guarantor.
